The NOI Lab provides source-linked business analysis for the named client’s internal decision. Conclusions depend on the completeness and reliability of information supplied or authorized for review.
Request and engagement
Submitting an asset review request does not create an engagement, duty, advisory relationship, or obligation to accept the work. Services begin only after the scope and boundaries are confirmed in writing and an engagement letter is executed.
Services not provided
The work is not an appraisal, appraisal review, broker price opinion, comparative market analysis, brokerage service, investment or securities advice, financing placement, legal advice, tax advice, audit, engineering service, fiduciary service, or property-management service.
Professional dependencies
A review may identify matters requiring a qualified lawyer, accountant, appraiser, engineer, environmental professional, lender, broker, or other specialist. Identification of a dependency is not the underlying professional opinion, approval, certification, or representation.
Scenarios and positions
Scenarios are analytical alternatives, not forecasts or certified values. A position of proceed, proceed with conditions, or walk is an internal business conclusion within the agreed evidence and scope. It is not a guarantee of approval, return, value increase, financing, or transaction outcome.
Independence and compensation
The client pays the fee agreed for the written scope. The NOI Lab does not accept a commission, success fee, transaction-based compensation, or referral fee for the review. It does not provide brokerage or financing placement, and its analytical conclusions are not promises of closing, approval, financing, returns, value increases, or any other transaction outcome.
Public examples
No client name, logo, quote, testimonial, performance result, or completed case conclusion is published without exact written permission. Clearly labeled method demonstrations are not represented as completed client engagements.
